My building envelope and restrictions on this lot are TIGHT.
So tight, in fact, that there may not be room for the stairs to get to the front door. Which means the staircase might have to go under the house...didn't think I'd be building a second treehouse here!
(Note: I'm learning how to use google sketchUp, I only use AutoCAD normally. This was just for fun)
I am not sure how many piers this foundation is going to require yet, but they are going to have to be buried at least 3 feet into the ground in concrete forms, and the piers themselves will probably be cinderblock.
I am terrified of how much this is going to cost. We haven't even gotten to the HOUSE yet, people. Let's not even talk about how much it's costing me to have the present shack torn down. I'm thinking of posting a Wanted ad on Craigslist, for an arsonist.
And guess what? There's a 35' height restriction. When I bought the lot I didn't think the foundation needed to be quite this high, so I thought there was plenty of room for a two-story house.
For many years I was a mechanical engineer by day, a house renovator by night, and a single mom. I previously built a tiny house on Tybee Island that I sold in 2015. Then I lost my day job, met Prince Charming, and now work full time demolishing (fixing) his lake house. ;) Stop by for the house stuff, stay for the never-ending disasters, pianos falling out of the sky, floods, threats of financial ruin, & panic attacks. It's like house flipping meets the zombie apocalypse! with lots of kids!
